What is the Impact Fee Program?

 

Applicants must be purchasing a newly constructed home for their primary residence or an existing homeowner seeking assistance for their primary residence. The program offers a 0% deferred payment loan to pay for impact fees associated with purchasing a newly constructed home or pay impact/capacity fees and associated costs for hooking up to central water and/or sewer services. Eligible costs include the following:

  • Payment of impact/capacity fees
  • Plumbing fees
  • Well abandonment
  • Septic tank abandonment
  • Backflow preventers
  • Connection fees

How Will the Loan be Repaid?
 

Repayment is not required until the property is sold, transferred, no longer owner occupied or 30 years.

 

*Eligibility Requirements:

 

  • Home must be located in Sarasota County.
  • Applicants purchasing a newly constructed home for their primary residence with a value not exceeding $216,000.
  • An existing homeowner seeking water or sewer hookup assistance for their primary residence with a value not exceeding $304,223. Properties with an accessory dwelling unit on the site may not exceed $365,067.
  • All homeowner applicants must be current on their property taxes and utility payments.
  • Water and sewer connection must be completed within three months of the application approval.
  • Total household income must be less than the income limits shown on the adjacent tables as adjusted by household size.
  • All work must be performed by a licensed trade.
  • Payment of impact fees for new construction will be on a reimbursement basis. Applicant must submit proof the fees were paid and the amount paid. A check will be sent to the title agent for closing.
